Q:  How does the process work when selling my house to you?

A: You can either fill out the on-line form or give us a call to give us information about your house. We will schedule a time that is convenient to you to come see the house. When we meet you at the house we will walk through it together and look at what repairs are necessary. It is possible that our company can give you an offer right away.   If we come to an agreement on a price, we will draw up a contract that is then taken to a title company. The title company prepares for the closing. You receive your money for the house at the closing and you’re done! We will be in constant contact with you to let you know how closing is going and answer any questions you may have at that time.

 

Q:  What if my house needs repairs?  Do I need to fix these first?

A:  Don’t worry about any repairs. We understand that this may be why you are selling off market.  All repairs will be done by us after closing.  You just get to walk away!

 

Q:  What if my house is in fairly good condition, would you still want it?

A:  Yes, we buy any house in any condition.  The benefit you will receive from us for a house in good condition is a fast closing, cash purchase and no multiple showings.

 

Q:  My house is a rental.  What if I still have tenants and their lease is active for a few more months?

A:  This is fine.  We can work around the tenants and around the lease that is in place.  Each situation is different and we can discuss what you are needing.

 

Q:  Why should I go to you to sell my house and not a realtor?

A:  What we offer is fast closings, cash offers, no repairs, and no multiple showings.  Why don’t you call us so you have more options to consider?  You have nothing to lose by talking to us and we will not pressure you to sell to us.  If we think you will be better served with a realtor, we will advise that to you.  We will not be happy with our deal unless you are happy with our deal.

 

Q:  When will you give me an offer and how long will it take before I see my money?

A:  We can usually make you an offer right after we see the property.   We do not pressure you to sell to us, we will simply make an offer and you can take it or leave it.

Closing will be when it is convenient to you.  If we come to an agreement and contracts are signed, closing comes quickly.  We usually set closing within 2-3 weeks but can close more quickly if needed.  If you want more time before closing, that can be accommodated as well.

 

Q:   Do I owe you any fees?

A:  No.  If we come to an agreement, after closing our company will repair your house and keep it for a rental or sell it.

 

Q:  Why should I go with you to sell my home and not one of the other large companies that advertise to buy houses?

A:  Our company is local.  We live in the Northern Colorado area and we care about our community.  We are not a large New York company.  We are a small company where integrity is important to us.  Yes, we have to make a profit or we are not a business.  But we will not take advantage of people who are in difficult situations.  We want to help and we want everyone to come away from our deals happy.  Again, we can offer you another option than using a realtor, the choice is yours.  We care about Larimer County because we live here and our reputation is important to us.
